Gordiusz Private Equity Fund, managed by Gránit Alapkezelő, has entered into a purchase agreement to purchase the shares of the Romanian project company that owns the Equilibrium 1 office building in Bucharest, owned by Skanska. The transaction is expected to be closed and the property handed over in the second quarter of 2025. The transaction is worth EUR 52 million.
For Gordiusz Private Equity Fund, this acquisition is another important step in the implementation of its “5B Strategy”, which aims to build a regional office portfolio in Budapest, Bucharest, Belgrade, Vienna and Bratislava. “This investment fits perfectly into the fund’s long-term plans, which we call the “5B Strategy”. The Equilibrium office complex consists of two buildings in the Floreasca district of Bucharest and is one of the most prominent commercial real estate projects in the Romanian capital. The first phase of the complex, which is the subject of the transaction, was completed at the end of 2019, has a LEED Platinum energy efficiency rating and offers approximately 21,000 square meters of leasable area. The premium office building is fully occupied, with tenants including IT, real estate, pharmaceutical, legal, communications and retail companies.

Gránit Asset Management and the Gordiusz Private Equity Fund it manages, have gradually expanded their international real estate portfolio in recent years along their 5B strategy. The acquisition of Equilibrium 1 is another important milestone in this. The first milestone of the 5B strategy was the acquisition of an office portfolio with an outstanding quality and location of more than 130 thousand square meters of usable floor space in Belgrade in 2022.
