In the last three months of last year, new office space was traded, totaling 41,725 sq m, and leases were renewed, accumulating an almost equal area of 42,252 sq m.
In the fourth quarter, four office buildings with class A spaces were put into use, with a total area of 91,900 sq m.
One of these premium buildings is located in the ultra-central area: Dacia One, with a total area of 15,000 sqm, and the other Miro Offices building is located in the northern area with a leasable area of 22,900 sqm.
The Dacia One project is 100% rented, since its opening, and Miro has only about 4,000 sq m available (less than 20% of the total space).
Also at the end of the year, two buildings were delivered in the center-west area: the first phase of the One Cotroceni Park project near the Răzoare metro station, with spaces with an area of 46,000 sq m and a smaller project, Politehnica Tower, 8,000 sqm.
With these new buildings, the modern stock of office space thus amounts to a total area of 3,947,000 square meters, at the beginning of this year, according to the monitoring of Fortim T.A., member of the BNP Paribas Real Estate Alliance.
Vacancy rose slightly in the last quarter of 2021 to 12.68% (from 12.41% in the third quarter of 2021).
