Office transactions between 1000-3000 sqm had the highest share among leases of new space, pre-lease and expansion last year too, 27%, followed by office transactions with areas under 1.000 sqm, 22%, the third place being taken by transactions with over 10.000 sqm.
"Office requests with areas ranging from 1,000 to 3,000 square meters come from both medium-sized companies with between 80 and 300 employees in Romania, as well as from large companies with thousands of employees opening several branches in the main cities of the country (such as Accenture or Endava), but also from corporations (such as World Class Romania). As a trend, last year the demand for this market segment is more than 70% oriented towards the large class A and B office projects under construction or recently delivered.
Suggestive examples of recent transactions ranging in size from 1,000 to 3,000 square meters include companies such as Beler Soft, World Class Romania, EGT Romania, Samsung, VEEAM, UiPath, Fitbit, DCS +, General Electric, renting space in new projects such as Aviatorilor 8A, Times Square, Landmark, Metroffice, AFI Park, AFI Tech Park in Bucharest and Record Park in Cluj-Napoca", says Alexandru Petrescu, Managing Partner at ESOP Consulting l CORFAC International.
In 2005, 13 years ago, when the first modern office buildings in Bucharest were being delivered, 73% of requests for office space were requests for areas up to 1,000 square meters and only 27% were requests from companies requesting space more than 1,000 square meters, according to a market study made by ESOP.
