This is the biggest office transactions volume registered outside Bucharest, the first nine months of 2013 exceeding the record volume of 10,572 sq. m registered in 2011. Compared to 2012, in the first nine months of 2013 there was registered a volume almost three times bigger of office rentals outside Bucharest.
Timisoara owns the record in number of transactions, six in total – two in 3Q and four in 2Q, but the total leased area is only 2,053 sq. m, which puts the city on the fourth place in the top of rented volume outside Bucharest.
„Iasi occupies the first place in the first nine months of 2013 top, because it is an important university centre, but especially because here were delivered in the last period important office projects, which extended the quality office area. But the competition between the cities continues. A client aiming to open a call center is currently looking an office space of 2,000 sq. m in Cluj Napoca and Timisoara cities and also some criteria in relation to the labour market in the two cities”, has declared Alexandru Petrescu, Managing Partner Esop Consulting l CORFAC International.
2013 is the best year in office rentals, the total volume of rentals in the first nine months exceeding the rented area of last year as well as the record volume of 2011.
One of the main reasons for this extension outside Bucharest is the growing competition on the labour market, mainly on the IT&T segment. If before the crises the companies preferred to have the headquarters almost exclusively in Bucharest, since 2010 the big cities started to be also appealing, especially for the offices of IT companies or back office for consultancy services.
In 2010, in Brasov, Cluj Napoca, Iasi, Ploiesti and Timisoara the total office rented area totalized 9,460 sq. m. the biggest lease was registered in Cluj Napoca, an area of 4,000 sq. m rented by ING Insurance, but the biggest number of transactions was registered in Timisoara. An important client was the company Amazon, which chose to open an office in Iasi, where he rented 1,400 sq. m.
In 2011, the total transactions volume outside Bucharest has slightly increased compared to 2010, to 10,572 sq. m. Among the main clients in 2011 there were Cargill, Volskbank and Amera.
2012 was a less productive year for office rentals countrywide, outside Bucharest. the total rented area registered was 4,958 sq. m, with cities such as Sibiu, Timisoara and Cluj Napoca as favourite. (source: dailybusiness.ro)
