Four companies that sell furniture have rented sales spaces on the ground floor of office buildings in the northern area of Bucharest, the total area exceeding 10,000 sqm. The last one opened is the new Insignis concept store, with an area of 673 sqm, which will exhibit and sell pieces of furniture from top brands in Europe. The lease transaction was assisted by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance.
In the first nine months of 2024, the transacted office space in Cluj-Napoca increased by 153% compared to the entire rented space in 2023. By the end of the year, it is estimated that the total volume of rentals will be three times higher compared to the previous year, according to an analysis by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance.
The number of commercial properties acquired by Romanian investors is by far the highest in the top ten. 12 properties were acquired between the beginning of the year and the end of August 2024, with prices ranging from EUR 1.4 million to EUR 44.7 million. TMF Group, a leading provider of compliance and administrative services, has signed a lease agreement for 1,700 square meters of office space at America House, the vibrant office building in Bucharest's central business district (CBD).
In the first months of 2024, three contracts for office and service spaces were signed in Dageco Expozitiei Estate. According to the new transactions, on the ground floor of the main building, a restaurant with an event hall will be opened, with a total area of 1,459 sqm, the educational unit on the premises will expand by 1,500 sqm, and the car showroom will double its current area.
Real estate investments in the first quarter of 2024 reached €205.75 million, up 33% from the same period last year, according to an analysis by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance. The top real estate segments attracting the most investments are retail, hotels second and industrial third.
Outside Bucharest, companies leased less than a fifth of the total traded area in Bucharest, according to a study conducted by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance. In total, the companies leased new modern spaces, at regional level, with a total area of 37,441 sqm, which represents 18% of the volume registered in Bucharest, at the level of 2023.
