The new office complex, located at the intersection of Iuliu Maniu Boulevard and Vasile Milea Boulevard, on a part of the former Pumac platform, will include four buildings with two underground floors, ground floor and 10 upper floors, which will have a leasable area of 81,000 square metres.
In the first phase, a building with a rentable area of approximately 20,000 square meters will be built, following an investment of almost 38 million Euros. The delivery deadline for the first phase is the third quarter of 2018, announced Aurelia Luca, Country Manager, Skanska Property Romania.
"We want to be a future project that will remain modern after 5-10 years," says Marcin Łapiński, Managing Director of Skanska Property Romania and Hungary.
The foundation of the first building has already been built. The general contractor of the eastern construction division of the group, Skanska Construction, and the general designer is Westfourth Architecture. Regarding the sustainable solutions used, the building will be certified in the LEED system, the superior "Gold" rating.
At the same time, the project will also implement the WELL Building standard, which reflects the efficiency of the building from the perspective of the user. Works on the second building in the project will begin within 6 months of the completion of the first phase. The project will advance at a building pace a year so that the whole set is ready by 2022 at the latest, says Luca.
For each phase, the general contractor will run an auction to designate subcontractors, says Richard Burleigh, president of Skanska Construction Romania. In the future, Skanska intends to sell Campus 6 buildings, once completed, as it did with the first two buildings of Green Court Bucharest.
The third building of this project, completed last year, is currently in the company's portfolio. In parallel with the project in Iuliu Maniu, Skanska is preparing to start the development of yet another office complex at the intersection of the Glucose Factory Street with Barbu Văcărescu Blvd. The project, called Equilibrium, will include two buildings, totalling a leasable area of 40,000 square meters.
"The design is in progress and we are in the process of obtaining the building permit. First we have the authorization and after seeing whether we start the work right away or later, "says Mr. Łapiński.
