Two of the most important buildings delivered in Bucharest early this year, respectively the project  Green Gate near Piaţa Chirigiu and the second building of the AFI Park project were completed in this area.

 

While Green Gate had 60 pct occupancy rate at its delivery, the AFI building is fully let to Electronic Arts, the data of The Ad­visers showing that starting with 2012 the office request in the central-western and western Bucharest (including projects such as West Gate Militari or Riverplace Semănătoarea) was similar to the request in the area Flo­reasca - Bar­bu Văcărescu (around 110,000 sq. m), „the star“ of the real estate market in Bucharest in the last years considering the investments.

 

 „While the main source of the office request is the IT sector, I expect that the central-western area to continue its growth considering the number of transactions and the leased area. Even if t is not that “galooned”, the area is close to the centre, there are large plots available at decent prices, which allow developments with large footprints and important floors plans, and the completion of the underground with station in Răzoare area will help a lot regarding the accessibility“, considers Flo­rescu.
