The total value of the contract, signed for a 15-year period starting in 2026, is €57 million (excluding VAT), making it one of the largest pre-leasing agreements ever recorded in the local office market.
The future headquarters of Infineon Technologies Romania, One Technology District, will be the largest semiconductor R&D center in Southeast Europe, with a gross leasable area of nearly 20,600 square meters, including 3,000 square meters of laboratories and 280 parking spaces. The building will meet the highest sustainability standards, integrating cutting-edge technologies to ensure an optimal working environment. Colliers' Construction Services division will provide project management services, representing Infineon at all stages of development—from design and construction to fit-out, value engineering, and value management, through to final handover. Colliers will leverage its expertise to ensure the project is delivered to the highest standards of quality and efficiency, on time and within budget.

The office building that One United Properties is constructing for Infineon Technologies will incorporate innovative technological solutions designed to meet the global leader's new ESG goals. State-of-the-art technologies and materials, including geo exchange systems, advanced structural features, and LEED Platinum certification, will be utilized. One Technology District is an office project without a gas connection: the development will include a geoexchange system that will fully cover the tenant's heating and cooling needs and minimize environmental impact while maximizing efficiency. This innovative approach not only significantly limits the building's carbon footprint, but also allows for the elimination of conventional cooling systems, thus creating additional recreational space for Infineon employees. The building will also be equipped with rooftop solar panels and heat recovery units.

With over 500 R&D engineers, Infineon is the strongest semiconductor company in Romania with full product development lifecycle competence. Infineon Romania was founded in 2005 and holds R&D ownership in a variety of Infineon's product segments for automotive, security, IoT and industrial applications.
The Colliers team finished 2023 with a portfolio of over 17,000 square meters of office space for which it provided project management and general contracting services, as well as a portfolio of over 700,000 square meters for which it delivered phase monitoring and bank draw approval services. As a result, Colliers Construction has established itself as a single point of contact for all parties involved in the leasing and relocation process, overseeing developer financing draws, providing detailed technical reports for property acquisitions, and offering a range of other consulting services.
This involvement has led to optimizing the final value of office fit-out projects by at least 10% and significantly reducing the time required to complete investments. Over the past two years, Colliers has managed office fit-out budgets exceeding 10 million euros, while the value of construction work overseen through monitoring projects and other consultancy services has totaled more than €160 million.
