The project is located on 6H Iuliu Maniu Blvd, in the center-west of Bucharest, Politehnica area. Politehnica Metro Station is located 280 meters from the site. The project is 5 minutes from Botanical Garden and Cotroceni Palace, 10 minutes from Victoriei Square and Unirii Square and about 30 minutes from Otopeni Airport.
"This year, we started construction work at the A Class office building with a surface area of 31,255 square metres (GBA) including car parks and 21,000 sqm of GLA, built on the site of the former Pumac platform and estimated to be delivered in the fourth quarter of 2018. The total investment in The Light will amount to about 33.5 million euros. We intend to make this building, set on an elevated land compared to the rest of the areas in Bucharest, a benchmark of quality, a landmark of innovation linking the academic community within the Polytechnic University in the neighborhood and the most active companies on the market in research, design, IT & C and professional services," River Development management’ representatives said.
The designer of the building is the M3D Cinetic company, the project manager was named Vitalis and the entrepreneur, Apolodor. The general contractor is to be announced later.
The first office building will comprise 11 upper floors and two basements, with a floor area of 2.100 square meters and 6 lifts. The building has a roof space, ideal for the very concept of "relaxation space" for corporate employees or for a sky bar. GLA (Total Lease Area) adds only 5% to NLA (Lease Net), offering the best value for money to any office building in the city.
The possibilities of partitioning and using office space as open or modular space are virtually limitless. Functional modulation of the façade and ceiling allows a very easy change and adapts to the future needs of each tenant. Upper-floor rectangular area does not limit the design of office space and in addition, no space is lost or unused.

The shape of the first The Light building is the expression of its functionality, being divided horizontally into three distinct volumes that mark the "open space" areas and the central core. The volume from the boulevard is raised, making room for a generous public area that includes a multifunctional hall and a possible restaurant. The main entrance to the building will be through the hall located on the southern side, towards Iuliu Maniu Blvd. The façade of the three main volumes gives the building a distinctive presence, while reducing energy consumption and maintenance requirements. Although the area is of interest to IT companies, there are many untapped areas where Romanian youngsters can excel, such as Research & Development, and in a few years, through the subway infrastructure works, the Eroilor node will give access to an area intensely populated from Drumul Taberei to the center and to all other areas of Bucharest.

With regard to HVAC, the building was designed with a more sophisticated VRV system, opposed to the classic cooling solution / thermal power plant. This system will provide additional energy savings. The concern for green construction also goes towards reducing and managing water consumption for the entire building.
