Hello, We are a company active in the legal field and we are looking for a space of about 200 - 250 square meters useful in an office for 25-30 employees and a fairly large archive. Our intention is to rent the respective space on a long-term basis (minimum 5 years with the possibility of extension and expansion of the area on the same floor in the future). We are currently based in the Dacia - Mihai Eminescu area and we are looking for a new office in the following areas (in order of preference): Piata Victoriei, Dacia - Mihai Eminescu, Piata Romana, Icoanei, Amzei, Universitate, Armeneasca, Capitale, Dorobanti, Vasile Lascar, Barbu Vacarescu, Stefan the Great, Obor. The space we are looking for should meet the following criteria: - Be open space (rectangular) so that we can optimally configure the employees' work area and the archive area (considering the fact that we do not constantly need access to the entire archive, part of it can be stored in an area intended for the archive that does not assume the same conditions as those in the space intended for employees and preferably does not assume the same costs per square meter). - It should be near a post office - Preferably it should be on the ground floor (the archive weighs several tons and in this way we should not have the problem of a limit regarding the maximum allowed load per square meter) - Room height at least 2.7 m- To be able to be locked/secured - in order to be able to work in a new office, it is necessary to obtain an approval that will be granted to us if we prove that we can keep the archive in safe conditions and that unauthorized persons cannot have access to it (walls that delimit the space cannot be made of glass). We estimate that we need two months from the time of signing the lease until entering the space, during which time we can obtain the operating permit in the new headquarters and set up the new headquarters (furniture, employees' workspace, equipment, network configuration, space arrangement archive). - To be able to be expanded in the future preferably on the same floor - To be able to install our own server, internet connection, landline telephone, sufficient sockets, ventilation, heating, own video system The monthly budget we want to fit into with the total costs per square meter (rent , maintenance, ventilation, heating, electricity) is EUR 14 m2 VAT included.
