West Gate is situated in the proximity of the metro station Preciziei from Bucharest and includes five buildings, with a total rentable area of 75,000 sqm. The first four office buildings, totalizing 60,000 sqm have already obtained BREEAM certificate, while the fifth building, delivered in the first quarter of 2013, will be certificated after one year of functioning, according to BREEAM standards.
Novo Park, situated in the proximity of the metro station Pipera includes seven office buildings, with a total rentable area over 75,000 sqm. The first three buildings, totalizing 40,000 sqm, were recently certified BREEAM, and will be followed by the green certification of the other buildings by the end of the year.
“Both office parks are almost 100% occupied, but this thing does not stop us from constantly investing for the quality offered to the tenants”, has declared Liviu Tudor.
“Our interest in certificating both projects started since 2007, based on one hand on the care for the ecosystem and the environment, and on the other hand for our tenants, meaning the costs”, has explained Liviu Tudor.
The investments for the two office parks have pointed the optimization of the energy consumption and the implementation of intelligent saving methods, without affecting the tenants’ activity. Therefore, the service charges are decreasing with 5-6%. This drop can represent, depending on the area occupied by the tenant, annually saving of dozens thousands euros.
“For West Gate and Novo Park, the investment for each building was between EUR 15 and EUR 20 million, and the further investment in order to obtain the BREEAM certificate was EUR 1.5 and EUR 3 million for each certified building”, has declared Liviu Tudor.
Following this certification, Liviu Tudor currently owes a total of 100,000 sqm green offices, with another 50,000 sqm pending certification. This is the biggest green office area owned by a sole landlord and it actually doubles the current stock of green buildings.
The companies with headquarters in West Gate and Novo Park include Hewlett-Packard (HP), Procter & Gamble (P&G), Siemens, Ericsson, Mondelez Romania (former Kraft Foods), Ringier, Infineon, Yokagawa, ITC Networks/Luxoft, Sodexo, UniCredit Business Integrated Solutions, WNS, Panasonic, Automobile Dacia, Citibank, Alpha Bank, Société Générale, Garanti Bank and Carestream Health.
