DTZ Echinox officials say that the rents for the retail area in dominant projects of Bucharest are stagnant and register a slight increase for the key projects outside Bucharest.
On the other hand the rents in the industrial sector have decreased gradually starting 2009, with 2012 and 2013 registering the most dramatic reduction.
The starting rent for A class logistics is situated at EUR 3.5 – 4.15, with incentives added such as free months. Depending on the rented area, contractual term, un-occupancy rate of the logistic park, as well as the flexibility and the financial situation of each developer/investor, the rents can register diminutions until as approx. EUR 3- 3.35/ sqm, DTZ officals said.
Logistic request did not register any significant change compared to last year. “Moreover, we can mention that the volume of new transactions in Bucharest in the first half of the year is 50% less than in 2012, approx. 15,000 sqm this year compared to 30,000 sqm last year”, the company’s analysts said.
The offer remained constant too – no new developments or extensions registered or planned for the near future. "The only active developer in the speculative projects area is Alinso with the logistic and industrial park Ploiesti West Park, which delivered last year over 15,000 sqm warehouse/production spaces, having planned for this year another 10,000 sqm ", the real estate consultancy company’s representatives declared, also mentioning that there were few transactions registered in the countryside, the active cities including Timisoara, Ploiesti and Brasov – with approx. 25,000 sqm rented area.
“We hope that the second part of the year will bring more dynamism to the market regarding the demand and that we will assist more lease transactions”, DTZ officials added.
The office segment has registered a positive trend and the rents are stable. According DTZ consultants, the demand for offices maintains at the level of 2012, even if we see 10% growth of the available spaces stock.
“The first half of the year the volume of transactions included mostly renegotiations of the existent contracts and long term consolidations, but also relocations of big occupiers, with no moves registered on the market during several years. The end of 2013 and beginning of 2014 will bring important A class deliveries, around 90,000 sqm, both in North and West, representing real options for the next year requests, which are estimated to slightly grow”, DTZ consultants declared.
