„We have a buying option for approx. three hectares of land, situated in the close proximity of Floreasca Park project. The price per sqm will be similar to the one paid for the land where we developed this project. There are some technical issues to solve. It concerns a cadastral overlay with another plot, but as soon as those problems will be solved, we could buy”, has declared Florin Furdui, country manager within Portland Trust.
Portalnd Trust has bought two hectares of land from Gigi Becali in December 2010, a plot where is currently developing the office project Floreasca Park, following a total investment of EUR 70 million. At the completion, Portaland Trust’s project will be the greenest building in Bucharest and in the country.
„We were a bit scared when finding out about the detention, but we were insured by the family members that everything is all right. Power of attorney has been done and we will buy the land from his nephew, Lucian Becali”, has declared Furdui.
The works for Floreasca Park have reached 60%, and the spaces are 80% rented. Overall, the office buildings will bring on the market 38,000 sqm office spaces. „The project will be completed in September this year and we are expecting the first tenants from the last quarter. We estimate that by the end of 2Q 2014 the buildings will be fully let. The rent is EUR 16/sqm ", has declared Robert Neale, CEO within Portland Trust.
The project is the first of its kind to use an innovative heating-cooling system, based on a geothermal heat pumps system. Using this system decreases down to 40% the costs for the air conditioning.
Apart from this system, the project also features special double glazing, combined with reflection system anti-warmth on the southern and western façades in order to reduce the solar energy retention, as well as vertical wings on the western façade to minimize the solar light penetration.
The next phase of the project, to be built on nearly 3 ha land that the company intends to buy from Gigi Becali by his nephew, will start at the end of 2014, beginning of 2015. (source: economica.net)
