This is still widespread and the green certifications are not yet directly connected to a direct advantage. This belief is not born only from the private players, this endeavour should also be sustained by the authorities. Considering the tax reduction, you attract as well intelligent investments, producing effects in the market for 20-30 years", shows Florin Furdui.
The declarations were made during the conference Real Estate & Construction Forum, organized by Business Mark. Also present at the event, Ilinca Paun, managing director, Colliers International, said that "the office developers are being very influenced by the request and conditions imposed by the tenants. It is a tenants’ market mostly reacting unwillingly or pushing as latest as possible the investments imposed by the tenants’ sophistication or by their requests".
In her opinion, “the developers should understand that delivering quality products should not depend on the moment when tenants are asking for it. For example, the green certification concept came imposed by tenants. Behind this lies the concept «what’s in it for me?». Well, means higher rents, the possibility of an exit at a better yield etc. Luckily, for most of the developers the philosophy has changed, and a sustainable building, although imposed by tenants, is not anymore inaccessible to Romanian developers ".
